What does it cost to move in?

First month's rent plus $1,800 security deposit. Pet deposits are additional.

How big is the house?

1,500 sq. feet plus a very large garage.

What are you looking for in a renter?

Friendly, financially-stable folk who will care for the home as if it were their own and are prepared to commit to a lease of longer than a year. I do check references and run credit. It prudent to forewarn and explain skeletons which lurk in the closet of one's credit history.

What are you trying to avoid in your renters?

Groups of friends who must all combine their incomes to make the rent, (because they tend to move after only one year). College kids who party a lot, smokers, people with new pets, people with no job (unless you can show considerable financial independence.)

Can I smoke inside ?

Sorry, no, but there is a covered porch in the front.

What is required for renters?

Keeping up with the yard work; mowing the grass, pulling weeds, etc.

When will the house be available?

Check out the calendar on the home page to see when the current lease will expire. The tenants have not yet announced their plans to renew or move.

Can I buy one of your houses or rent-to-own?

None of my houses are currently on the market. But for the right price, any of my houses could be purchased. If you are looking for a house at below market-value, you should look elsewhere.

Does it have a basement?

No, but it does have a crawl-space under the floor; external access.

Does it have an attic?

No but there is a lot of storage space in the garage and a little more under the house in the crawl space.

Does is have a garage?

Yes, and it is quite large.

Does it have a gas range?

Yes.

What makes you a cool landlord?

I have a sense of humor and am reasonable and negotiable.

Can I have a veggie garden?

Sure.

Is there a fenced-in yard ?

Yes.

How much are utilities?

This is effected by both your lifestyle AND the weather, but approx. $50-$130/mo. for electr. depending on how much you use the heat and AC. Water, sewer and trash together should be around $30-40 /mo.

Can I have pets?

Possibly. This is considered, on animal-by-animal basis. I do not permit puppies, kittens, un-neutered cats, ferrets, etc. The house has hardwood floors, which could be damaged by untrained/ neglected animals. A refundable and a non refundable pet deposit is required.

How do I apply, or get a lease?

Click here to fill out a rental application, fill it out and provide me with $30 to run your credit ($45 for two people).

What other fees will I incur in moving into this house?

It costs $30 to run your credit ($15 more for each additional bread-winner). If you are offered a lease there is a $75 administrative fee to prep the lease/ keys/ etc. Pet fees vary according to the number of animals, but 1 dog or cat requires a $450 refundable and $125 nonrefundable deposit.
